What Work Was Done?
Robert B.’s roofing project in Garden City, MI, involved a full roof replacement designed to improve long-term weather protection, ventilation performance, and overall roof system durability. The existing roof required a complete tear-off of two roofing layers before the new Owens Corning roofing system could be installed.
In addition to the roof replacement, the project included significant ventilation upgrades designed to improve attic airflow and help extend the lifespan of the new roofing system.
Roof Replacement Completed
The new roofing system included:
- Owens Corning Oakridge® Lifetime Architectural Shingles in Chateau Green
- 110 MPH wind warranty
- 10-year algae resistance protection
- Synthetic roofing underlayment
- Ice and water barrier protection at eaves, valleys, and penetrations
- Designer starter shingles along all eaves
- New white 1.5-inch drip edge
- Two new black plumbing boots
- One new black bathroom exhaust vent
- New black aluminum chimney counterflashing recessed into the brick chimney
- Up to five sheets of 1×6 roof decking replacement as needed
The project also included a complete tear-off of two existing roofing layers, allowing the roof deck and underlying structure to be properly evaluated before installation of the new system.
Ventilation Upgrades
One of the most important aspects of the project involved improving attic ventilation.
The ventilation improvements included:
- Owens Corning VentSure® Ridge Vent Pro installation
- Vented drip edge installation on the front of the home
- Cutting a ventilation channel into the roof sheathing
- Installing ventilation baffles to improve intake airflow
- Installing a solar-powered roof vent
Proper attic ventilation helps:
- Reduce attic heat buildup
- Minimize moisture accumulation
- Improve energy efficiency
- Extend shingle lifespan
- Improve overall roof system performance
Many older Garden City homes were built before modern ventilation standards became common, making ventilation upgrades a valuable part of long-term roof performance.
Chimney & Roof System Improvements
The project also addressed several areas commonly associated with roof leaks and long-term maintenance concerns.
These improvements included:
- New chimney counterflashing
- Updated plumbing vent flashings
- New bathroom exhaust vent
- Improved roof edge protection
- Enhanced weatherproofing around vulnerable roof penetrations
Together, these upgrades helped create a complete roofing system that protects the home from Michigan’s changing weather conditions.
Investing in Long-Term Roof Performance
Rather than simply replacing shingles, this project focused on improving the entire roofing system. By combining a complete roof replacement with ventilation upgrades, flashing improvements, and roof deck evaluation, Robert invested in a roofing solution designed to provide dependable performance for years to come.
Projects like this are common throughout Garden City, where many homes are reaching the point where older roofing systems benefit from comprehensive replacement and ventilation improvements rather than continued repairs.
