This is a fantastic service. I contacted RoofAdvisors due to needing my roof inspected to complete a refinance. I also had some concerns with the roof and thought it needed to be replaced. RoofAdvisors sent out Chris Erwin who is just a pleasure to work with. Well dressed, well spoken, no hassle and zero pressure. Chris inspected the roof inside and out. He took detailed pictures and created a report on the spot and went over it with me at my kitchen table. He told me I absolutely do not need a new roof and that it had at least 5 years left on it. He went over the concerning area's and we worked out a fantastic price for repair. When it comes time that this roof does need to be replaced I will give RoofAdvisors a call first. I have already sent more business their way after raving about them at work. The cost to have your roof inspected is well worth the peace of mind.
Thank you for your incredibly kind words! It was our pleasure to inspect your roof and to speak with you about the results of our in-depth analysis. We loved being able to deliver the good news that your roof did not need to be replaced.

Paul and his team were amazing to work with. He was patient, explained every piece of the process, and came out a few times with different samples to help us make sure we were making the right choice. The installation turned out to be a little more involved than we had initially thought due to some rotted wood on the old roof, but the team kept me in the loop at each point in the process and set proper expectations, and I feel good that the project was done RIGHT and I know I won't have to worry about my roof for a very, very long time. Roof Replacement Projects Across Southeast Michigan
Roof replacement projects across Southeast Michigan vary by home age, roof design, storm history, and past maintenance. Some replacements happen because the roof has simply reached the end of its life. Others begin with storm damage, active leaks, rising repair costs, or an inspection that reveals larger issues than expected.
Across this region, roof replacement is rarely a one-size-fits-all project. A 1950s ranch in Livonia, a 1990s colonial in Canton, and a historic home in Plymouth can all require very different planning, materials, ventilation work, and flashing details.
What These Roof Replacement Projects Have in Common
Most homeowners reach the decision to replace after one of three things happens.
The roof is visibly aging. Repairs no longer make sense. Or an inspection shows that the roofing system has more damage than expected.
In many cases, the full scope becomes clearer once the old roof is removed. Soft decking, poor ventilation, worn flashing, and hidden moisture damage are often found during tear-off. These issues are common in Southeast Michigan homes built between the 1950s and 1990s.
Many replacement projects also include ventilation upgrades, new flashing, ice-and-water protection, and selective decking repairs. These details help ensure the new roof performs better and lasts longer.
Architectural shingles are now the most common choice for roof replacement projects in this area. Many homeowners choose systems from GAF, CertainTeed, or Owens Corning because of their durability, appearance, and warranty options.
How Roof Replacement Varies by Home and Location
Roof replacement looks different depending on the home and city.
A brick ranch in Redford or Livonia may have a lower-slope roof, a simpler layout, and an older ventilation system. A colonial in Novi, Canton, or Northville may have steeper pitches, more valleys, larger garage sections, and more complex attic airflow needs.
Older homes in Ann Arbor, Plymouth, Ferndale, or Royal Oak often require more detailed planning around chimneys, dormers, valleys, and historic roof details.
The city filter above can help you compare projects in your area and see how roof replacement work varies by home style, roof age, and local housing stock.
About the Reviews on This Page
Each project card links to a full project page that includes the scope of work, installed materials, warranty details, and the homeowner’s review, when available.
These reviews are tied to real completed projects, not general company feedback. They help show what the homeowner experienced before, during, and after the roofing work.
