I live in Northridge condominiums, building 10 (the guys are on building 12 today). They did a superb job, and the perimeter of our building is very tidy — every fallen shingle picked up! Also, the crews have been wonderfully courteous about minimizing parking disruption from the numerous trucks and equipment they must use.

Edward W.’s experience with RoofAdvisor came as a resident of a Northville multi-family community undergoing a large-scale roof replacement. The project involved more than 62 squares of roofing and required careful coordination around occupied residences while installing a complete GAF Timberline® HDZ™ roofing system.

For residents, a successful multi-family roofing project isn’t just about the finished roof. Communication, site cleanliness, respect for the property, and minimizing disruption during construction are all important parts of the experience.

Multi-Family Roofing System Installed

The community’s new roofing system features GAF Timberline® HDZ™ Lifetime Architectural Shingles with a complete collection of GAF roofing components.

The project included:

  • More than 62 squares of GAF Timberline HDZ architectural shingles
  • GAF FeltBuster® synthetic underlayment
  • Pro-Start® starter shingles along the roof perimeter
  • Ice and water protection through roof valleys
  • WeatherWatch® leak barrier extending six feet at eaves and protecting sidewalls and penetrations
  • Seal-A-Ridge® ridge and hip shingles
  • Advantage SafeLock fastening system with galvanized ring-shank roofing nails
  • New aluminum drip edge
  • Four new plumbing boots with protective covers
  • New wall and step flashing
  • 24 roof vents

Together, these components provide a complete roofing system designed to improve long-term weather protection across the multi-family property.

Protecting a Large, Complex Roof System

Multi-family properties present different roofing challenges than individual homes. Larger roof areas, extensive hips and valleys, numerous penetrations, and multiple occupied residences all have to be considered when planning the project.

This Northville project included approximately:

  • 189 linear feet of protected roof valleys
  • 386 linear feet of hip roofing
  • 375 linear feet of protected eaves
  • 24 roof vents
  • Multiple plumbing penetrations and flashing transitions

Particular attention was given to these vulnerable areas to help manage water, snow, and ice across the larger roofing system.

Minimizing the Impact on Residents

Roof replacement can be disruptive, especially when residents continue living in their homes throughout construction. A successful multi-family project requires more than quality installation.

Site management and cleanup included:

  • Coordinated waste removal
  • Dumpster service
  • Magnetic nail collection
  • Thorough cleanup around the property

Keeping common areas and the areas surrounding individual residences clean and organized helps reduce disruption while allowing the roofing work to move efficiently through the community.

Long-Term Protection for the Community

The completed roofing system is backed by the GAF Golden Pledge® Warranty, providing 50-year non-prorated material coverage and 25-year workmanship coverage backed by GAF. The warranty is also transferable.

RoofAdvisor additionally provided a 25-Year Workmanship Warranty.

For a multi-family community, this level of coverage provides more than protection for the roofing materials. It gives the association, property management team, and residents greater confidence that the investment is supported well beyond installation.
