What Work Was Done?
This Pinckney roof replacement involved installing a complete GAF roofing system designed to improve the home’s weather protection, ventilation, and long-term performance. In addition to replacing the aging shingles, the project included upgraded attic ventilation, new flashing, a custom-built chimney cricket, and new seamless gutters to help protect the home from Michigan’s changing weather conditions.
Rather than simply replacing roofing materials, the project addressed several components that contribute to a complete, high-performing roofing system.
Complete Roof Replacement Completed
The new roofing system included:
- GAF Timberline® Natural Shadow Lifetime Architectural Shingles
- 130 MPH wind warranty
- Synthetic polypropylene roof underlayment
- Standard leak barrier at eaves, sidewalls, and roof penetrations
- Pro-Start® starter strip shingles
- Cobra® SnowCountry® Advanced Ridge Vent
- Seal-A-Ridge® ridge cap shingles
- New aluminum drip edge
- New plumbing vent boots
- New wall and step flashing
- New chimney flashing
Together, these components provide multiple layers of protection against wind, rain, snow, and ice while improving the overall durability of the roofing system.
Ventilation & Chimney Improvements
One of the most significant upgrades included in this project was improving both roof ventilation and water management around the chimney.
The project included:
- Continuous Cobra SnowCountry ridge ventilation
- New vented drip edge intake ventilation
- A custom-built chimney cricket was installed behind the chimney
- New chimney flashing and sealant
A properly constructed chimney cricket helps divert water around the uphill side of the chimney, reducing the likelihood of debris accumulation and water intrusion. Combined with balanced intake and exhaust ventilation, these improvements help extend the life of the roofing system while improving year-round performance.
Seamless Gutters & Drainage
To complete the exterior improvements, the project also included replacing the home’s gutter system.
The drainage improvements included:
- New 5-inch seamless gutters
- New downspouts
- New gutter connections
Proper roof drainage helps move water away from the roofline and foundation, reducing the potential for erosion, siding damage, and moisture-related issues around the home.
