What Work Was Done?
Carmen P.’s roofing project in Shelby Township, MI, involved a large-scale roof replacement across a multi-family condominium community. The project was designed to improve long-term weather protection, ventilation performance, and overall roof system durability while minimizing disruption to residents.
Because condominium roofing systems often contain multiple roof sections, numerous penetrations, skylights, and shared building components, careful planning was required to ensure consistent installation and long-term performance across the property.
The completed project included nearly 98 squares of roofing, making it substantially larger than a typical residential roof replacement.
Multi-Family Roof Replacement Completed
The new roofing system included:
- GAF Timberline® HDZ™ Lifetime Architectural Shingles
- Dura Grip™ adhesive technology
- StrikeZone™ nailing technology
- 15-Year Unlimited Wind Speed Warranty
- StainGuard® algae protection
- Synthetic roofing underlayment
- Ice and water barrier protection at eaves, valleys, sidewalls, and penetrations
- Pro-Start® starter shingles around the roof perimeter
- New drip edge along all eaves and rakes
- Seal-A-Ridge® ridge cap shingles
- Seal-A-Ridge® hip shingles
The project also included complete tear-off, waste removal, and magnetic nail cleanup throughout the property.
Ventilation & Roofing Component Upgrades
Multi-family properties often contain numerous ventilation and penetration components that require attention during replacement.
The project included:
- Cobra® SnowCountry® Advanced Ridge Vent installation
- Replacement of 8 plumbing boots
- Replacement of 2 bath vents
- Installation of 55 slant-back can vents
- New wall flashing and step flashing as needed
- Replacement chimney flashing on 4 chimneys
Updating these components improves overall roof performance while addressing areas commonly associated with leaks and long-term maintenance issues.
Skylight Improvements
The condominium community contained several skylights that required specialized attention during the project.
The work included:
- Reflashing 4 existing skylights
- Installation of 1 new Velux skylight
- Velux Laminated LowE3 Glass
- Manufacturer-backed skylight protection
Proper skylight integration is critical during roof replacement, as skylights are among the most common locations for water intrusion when flashing systems deteriorate.
Managing a Large Condominium Roofing Project
Unlike a single-family roof replacement, condominium roofing projects require coordination across multiple units and residents while maintaining consistent installation standards throughout the property.
Projects of this size typically involve:
- Multiple roof sections
- Numerous roof penetrations
- Shared ventilation systems
- Resident communication and scheduling
- Complex flashing integration
- Long-term maintenance planning
The goal is not simply replacing shingles, but creating a roofing system that protects the entire community for years to come.
Long-Term Protection for the Community
Backed by RoofAdvisor’s 10-Year Workmanship Warranty, this project provides the condominium community with improved weather protection, upgraded roofing components, and a complete roofing system designed to perform through Michigan’s changing weather conditions.
Projects like Carmen’s are common throughout Shelby Township, where many condominium communities are reaching an age where full roof replacement becomes more cost-effective than continuing to address isolated repairs across multiple buildings.
