When Ledian D. purchased his West Bloomfield, MI home, the home inspection identified an aging roof that would need attention. A closer roofing inspection revealed significant deterioration, previous shingle repairs that had not been completed correctly, and newer wind damage affecting one of the roof slopes. After exploring his options, Ledian chose RoofAdvisor to replace the deteriorating roof with a complete GAF Timberline HDZ roofing system, including improved ventilation, new flashing, and roof decking repairs.
Evaluating an Aging Roof with Previous Repairs
One of the biggest concerns with Ledian’s existing roof was the condition of the shingles.
Several areas had been repaired previously, but the replacement shingles had been installed incorrectly. The surrounding shingles were also deteriorated, making additional repairs increasingly difficult.
Our inspection identified newer wind damage on one slope, along with the broader aging and deterioration affecting the roofing system.
Ledian filed an insurance claim to have the storm-related damage evaluated. The insurance company ultimately denied payment, but that did not change the physical condition of the roof or the need for replacement.
This situation highlights an important distinction: an insurance company’s coverage decision does not necessarily determine whether a roof needs to be repaired or replaced. A roofing inspection evaluates the physical condition of the roof, while the insurance company determines whether the damage qualifies for coverage under the homeowner’s policy.
A Complete GAF Timberline HDZ Roofing System
For Ledian’s approximately 35-square roof, we installed GAF Timberline® HDZ™ Lifetime Architectural Shingles.
Timberline HDZ shingles feature GAF’s Dura Grip™ Adhesive and StrikeZone™ nailing area, along with a 15-Year Unlimited Wind Speed Warranty and StainGuard® Algae Protection.
The new roofing system included:
- GAF Timberline® HDZ™ architectural shingles
- Synthetic roof deck underlayment
- GAF Pro-Start® starter shingles along the roof perimeter
- GAF Cobra® SnowCountry® Advanced Ridge Vent
- GAF Seal-A-Ridge® ridge cap shingles
- Advantage SafeLock galvanized ring-shank roofing fasteners
- New aluminum drip edge along the eaves and rakes
- Three replacement plumbing boots
- Ice and water protection extending six feet at the eaves and covering sidewalls and penetrations
- New aluminum wall and step flashing
- Replacement chimney flashing at two chimneys
Together, these components provide a complete roofing system that addresses water protection, wind resistance, and vulnerable roof transitions.
Addressing Roof Decking and Ventilation
Because Ledian’s existing roof showed substantial deterioration, the replacement involved more than installing new shingles.
We replaced 12 sheets of OSB roof decking, installing H-clips as necessary. Addressing damaged decking is important because the roof covering depends on a sound, properly prepared surface for secure installation.
Ventilation improvements were also part of the project.
We installed 73 linear feet of GAF Cobra® SnowCountry® Advanced Ridge Vent, along with 144 linear feet of vented drip edge. The vented drip edge provides an intake ventilation path near the eaves, while the ridge vent allows warm, moisture-laden attic air to exhaust near the roof peak.
Together, these components help improve airflow through the attic and support the long-term performance of the roofing system.
Long-Term Protection for Ledian’s West Bloomfield Home
Ledian’s new roofing system is backed by the GAF System Plus Warranty with a 50-Year Up Front 100% Coverage Period, along with RoofAdvisor’s 25-year workmanship warranty.
For Ledian, this replacement addressed more than the wind damage identified during the inspection. The roof’s overall condition, previous unsuccessful repairs, and limited repairability made a comprehensive replacement the better long-term solution.
With new GAF Timberline HDZ shingles, improved ventilation, renewed flashing, and replacement decking, Ledian’s West Bloomfield home now has a complete roofing system designed to provide dependable protection for years to come.
