What Work Was Done?
This Ann Arbor roof replacement involved replacing the aging roofing systems on both the house and detached garage with a complete GAF roofing system designed for long-term performance and improved weather protection.
Rather than simply replacing shingles, the project included upgraded ventilation, improved attic insulation, new flashing throughout the roof, selective decking repairs, fascia replacement, and seamless gutters. These improvements help create a roofing system that works together to better protect the home from Michigan’s changing weather conditions.
Complete Roof Replacement Completed
The project included:
- Full roof replacement on both the house and garage
- GAF Timberline HDZ® Lifetime Architectural Shingles
- Synthetic roof deck underlayment
- Ice and water leak barrier at eaves, valleys, sidewalls, and penetrations
- Pro-Start® starter strip shingles
- Cobra® SnowCountry® Advanced Ridge Vent
- Seal-A-Ridge® ridge and hip cap shingles
- New aluminum drip edge around the roof perimeter
- New pipe boots and bath vent
- New wall and step flashing
- Chimney flashing replacement while preserving the existing copper counter flashing
Together, these components create a complete roofing system designed for durability, weather resistance, and long-term performance.
Ventilation & Energy Efficiency Improvements
In addition to replacing the roofing materials, the project addressed ventilation and insulation to improve overall roof system performance.
The improvements included:
- Cobra SnowCountry continuous ridge ventilation
- New vented drip edge intake ventilation
- Two new slant-back can vents
- Additional R-30 insulation was installed in the front dormer
Proper intake and exhaust ventilation help regulate attic temperatures, reduce moisture accumulation, and improve the longevity of the roofing system. Adding insulation to the dormer also improves energy efficiency and year-round indoor comfort.
Flashing & Exterior Component Upgrades
Many roof leaks occur around penetrations and roof transitions rather than through the field of the shingles themselves. For that reason, this project included replacing nearly every major flashing component.
The work included:
- New wall flashing
- New step flashing
- New chimney flashing
- New plumbing vent flashings
- New fascia board replacement where needed
Replacing these components helps ensure the new roofing system remains watertight for years to come.
Seamless Gutters Complete the Roofing System
As part of the project, new seamless gutters and oversized commercial-style downspouts were installed to improve roof drainage and better manage rainwater runoff.
The gutter project included:
- New 6-inch seamless gutters
- New one-story downspouts
- New two-story downspouts
- New gutter connections throughout the home
Proper drainage plays an important role in protecting siding, landscaping, foundations, and the roofing system itself.
