What Work Was Done?

Sandy R.’s roof replacement project in Canton, MI, began after an awning installation crew noticed soft spots on the roof while attaching a newly built backyard awning. Concerned about the roof’s condition and preparing to potentially sell the home in the future, Sandy reached out to RoofAdvisor after her neighbors, previous customers, referred her.

During the inspection, the roof was found to be in generally good condition overall, with only a few isolated soft areas and no major ventilation concerns. The home already had proper intake and exhaust ventilation, along with baffles installed throughout the attic. After reviewing repair options, replacement estimates, and a full roof assessment report together, Sandy ultimately decided a full replacement would provide the best long-term value and peace of mind.

Working Around a Difficult Awning Situation

One of the biggest challenges of the project involved the recently installed backyard awning. Sandy had received an extremely high quote from the awning company to temporarily detach and reset the structure for roofing access.

Rather than imposing unnecessary additional costs on the homeowner, RoofAdvisor worked closely with Sandy to develop a custom installation plan that would allow the roof replacement to proceed while leaving the awning structure fully intact.

The production plan carefully tied the new roofing system into the existing lower rear roof area without disturbing the awning panels or mounting system, helping Sandy avoid an estimated $12,000 in additional costs.
