What Work Was Done?
Lemelif and her son, Eddie, contacted RoofAdvisor about replacing the roof on their Sterling Heights, MI home after ongoing leaks and visible signs that the aging roofing system was nearing the end of its lifespan.
Because the home is tenant-occupied and winter was approaching, they wanted to move quickly to secure long-term protection before colder weather arrived. Financing options were also an important part of the discussion as they reviewed replacement estimates and roofing system choices.
During the inspection, RoofAdvisor found that the home was substantially under-ventilated, which had contributed to premature roof deterioration and moisture-related concerns over time. In addition to the roof replacement itself, significant decking replacement and ventilation improvements were recommended to help improve long-term roofing performance.
Full Roofing System Replacement
The new roofing system was designed around long-term durability, weather protection, and improved attic airflow using:

- New drip edge along eaves and rakes
- Updated chimney flashing
- Replacement plumbing boots
- New bath exhaust vent and additional exhaust duct installation
Ventilation & Decking Improvements
To address the home’s ventilation deficiencies and improve long-term roof performance, the project also included:
- Vented drip edge installation
- 200 linear feet of intake ventilation baffles
- Replacement OSB roof decking where needed
These improvements help support balanced attic airflow, reduce moisture buildup, and improve the overall lifespan of the roofing system.
New Gutters & Drainage Upgrades
Along with the roof replacement, RoofAdvisor also completed a full gutter replacement project, including:
- 196 linear feet of new 5-inch seamless gutters
- New downspouts and gutter connections
- Replacement of one-story downspouts throughout the home
The upgraded gutter system improves drainage and protects the home from water-related issues during heavy rain and snowmelt.
