What Work Was Done?
Arlene C. contacted RoofAdvisor after experiencing a leak in her kitchen ceiling during heavy rainstorms. Although a previous repair had been attempted around the kitchen exhaust vent, water intrusion persisted during significant rainfall events, indicating additional roofing issues.
During the inspection, we identified several aging roofing components that could contribute to water entry and recommended targeted repairs designed to improve the roof’s weather resistance while addressing vulnerable ventilation and chimney areas.
Roofing Repairs Completed
The repair project included:
- Replacing two box vents on the second-story roof
- Replacing surrounding shingles as necessary
- Sealing exposed roofing nails
- Removing all repair debris
- Providing a 12-year workmanship warranty
Ventilation components are common leak points on aging roofs, particularly when flashing, fasteners, or surrounding shingles deteriorate.
Chimney Maintenance Improvements
In addition to the roof vent repairs, the project included preventative chimney maintenance designed to help reduce future moisture problems.
The chimney work included:
- Installing a new 9×13 flue cap
- Applying sealant to the chimney flashing
Flue caps help prevent rainwater from entering the chimney system directly, while properly maintained chimney flashing helps protect one of the most common leak-prone areas of the roof.
Addressing Leak Concerns During Heavy Rain
One challenge with intermittent leaks is that they often appear only during specific weather conditions. In Arlene’s case, the leak occurred primarily during heavier rain events, making the proper evaluation of all potential water entry points especially important.
By addressing both the roof ventilation components and chimney flashing system, the repairs focused on the areas most commonly associated with leaks on similar roofing systems throughout Ypsilanti.
Extending the Life of an Existing Roof
Many homeowners assume a leak automatically means a roof replacement is necessary. In reality, many isolated leaks can be resolved through targeted repairs when the overall roof remains serviceable.
Projects like Arlene’s are common throughout Ypsilanti, where older homes often require strategic maintenance and repair work to address aging roof components, ventilation systems, and flashing details before larger problems develop.
