What Work Was Done?
Taylor’s roofing project in Ypsilanti, MI, focused on addressing several vulnerable leak-prone areas of the roof before they developed into larger problems. The repair work targeted aging pipe boot flashings, exposed fasteners, and a critical roof transition where a low-slope section connected to the main roof system.
Roofing Repairs Completed
The repair project included:
- Removing and replacing a defective pipe boot
- Sealing a second pipe boot
- Sealing exposed nails on existing can vents
- Sealing the flashing corner where a low-slope roof section met the primary roofline
These repairs were designed to reinforce several common leak points and restore the roof’s ability to shed water properly during Michigan’s changing weather conditions.
Pipe Boot & Vent Repairs
Pipe boots are one of the most common roofing components to fail over time. Constant exposure to sunlight, rain, snow, and temperature fluctuations can cause rubber boots and sealants to deteriorate, creating opportunities for water intrusion around plumbing penetrations.
By replacing the defective pipe boot and sealing the secondary boot, the repair helped restore protection around these vulnerable roof penetrations while reducing the likelihood of future leaks.
Flashing & Transition Area Repairs
The project also addressed a flashing detail where a low-slope roof section met the main roof system. Roof transitions often experience increased water flow during heavy rain events and can become leak-prone if flashing or sealant begins to fail.
Sealing the flashing corner and exposed fasteners strengthened the roof’s water management system and protected against moisture intrusion in one of the roof’s most vulnerable areas.
Preventing Future Roof Leaks
Many roof leaks begin with relatively small issues such as deteriorated pipe boots, exposed nails, or aging flashing details. Addressing these items early can often prevent more extensive repairs later.
Projects like Taylor’s are common throughout Ypsilanti, where seasonal weather conditions and aging roofing components can lead to isolated leaks long before a full roof replacement becomes necessary.
