Roof Repair in Livonia, MI 48150

A Livonia homeowner noticed a leak in a guest bedroom shortly after a recent exhaust vent installation. During our inspection, we found the issue was actually caused by a popped roofing nail on a roof less than two years old. RoofAdvisor completed a minor on-the-spot repair by sealing the affected areas and preventing further water intrusion.

From the moment I started speaking with the customer service rep RoofAdvisor has been nothing but accommodating, kind, and knowledgeable. I am In awe of the customer service we just received from Paul with RoofAdvisor! After working around my daughter’s nap time, Paul arrived as anticipated with a smile on his face! While looking at the issue from the inside I could tell immediately that he knew what he was talking about. He then went outside and before I knew it he was all done and had fixed the issue! It was very minor so he decided to go ahead and handle it right then and there. He showed me pictures of everything he did and took a look at our entire roof, not just the spot of concern. He advised us of something we need to reach out to DTE for which we would have never probably realized had he not gotten up there. And gave us his honest opinion as to when we should probably have the roofed looked at again and to my surprise it was many more years than I thought he was going to say. I’m blown away and truly appreciative of the way the entire company handled our issue. Quick, honest, organized, you can’t go wrong. Thank you Paul and everyone else at RoofAdvisor!

RoofAdvisor responded:

Paul came out and quoted us and was very nice and professional. The quote was reasonable but doubt it was the cheapest option but I’d rather pay a little more and get it done properly. Roof Repair Projects Across Southeast Michigan

Roof repair projects across Southeast Michigan cover a wide range of roofing problems, home styles, and repair decisions. In some cases, the issue is isolated and straightforward. In others, the inspection determines whether repair is still the right path or whether the roof has reached the point where replacement makes more sense.

The projects documented here are situations where targeted repair was the right long-term recommendation. These are roofs where the damage was limited enough, and the overall roofing system stable enough, that repairing the specific issue provided a practical and durable solution.

What These Roof Repair Projects Have in Common

Most roof repair projects begin with a leak, visible storm damage, or an inspection finding that points to a specific failure area.

Some of the most common repair issues include:

  • Pipe boot failures
  • Chimney flashing leaks
  • Valley flashing deterioration
  • Roof-to-wall transition leaks
  • Missing or lifted shingles
  • Ridge vent and ventilation repairs
  • Skylight flashing problems
  • Exposed nails and failed sealants
  • Small decking repairs near leak areas

What determines whether repair makes sense is the condition of the rest of the roof.

On newer roofs with isolated damage, repair is often the cleanest and most cost-effective solution. On older roofs nearing the end of their lifespan, repairs may still make sense as a short-term option when the problem area is limited, and the homeowner understands the roof’s overall condition.

Many repair projects also involve correcting issues that were never properly installed during earlier roofing work. Improper flashing, inadequate sealing, and ventilation shortcuts are common findings throughout Southeast Michigan homes built between the 1950s and early 2000s.

How Roof Repair Varies by Home and Location

Roof repair work changes significantly depending on the age of the home, the roof design, and the community where the property is located.

On older ranch homes in cities like Redford, Livonia, and Westland, repair work commonly involves:

  • Pipe boot replacement
  • Flashing repairs
  • Ventilation component failures
  • Ice dam damage near eaves
  • Low-slope drainage concerns

On newer colonial homes in Canton, Novi, Northville, and Sterling Heights, repairs more often involve:

  • Valley flashing leaks
  • Wind-damaged shingles
  • Garage roof transitions
  • Skylight flashing problems
  • Ventilation imbalances
  • Localized storm damage

On historic homes in Plymouth, Ann Arbor, Royal Oak, and Ferndale, repair projects frequently involve:

  • Chimney flashing replacement
  • Dormer transition leaks
  • Roof-to-wall flashing repairs
  • Complex valley repairs
  • Older decking near long-term leak areas
  • Multiple reroof layers from previous decades

Tree coverage also plays a major role throughout Southeast Michigan. Homes with mature trees often experience more debris buildup, slower roof drying, moss growth, and increased moisture exposure, which can shorten roof life and increase repair needs over time.

The city filter above lets you narrow projects by community, so you can compare repair work on homes with similar ages, roof styles, and roofing conditions.

About the Reviews on This Page

Each project card links to a full project page that includes the scope of work, materials used, warranty information when applicable, and the homeowner’s review of the experience.

These reviews are connected to specific repair projects rather than general company feedback. They reflect the actual roofing conditions found, the repairs completed, and the homeowner’s experience throughout the process.
