What Work Was Done?
Frank first worked with RoofAdvisor back in 2016 for roofing repairs on his Brownstown, MI home. Nearly a decade later, he reached out again after finding pieces of shingles in his yard following a windstorm and noticing additional concerns with the aging roofing system.
Initially, Frank hoped another repair would be enough. The visible storm damage appeared relatively minor, with only a couple of missing shingle tabs. However, during the inspection, RoofAdvisor identified several larger concerns developing throughout the roof and attic system, including:
- Poor attic ventilation
- Developing black mold inside the attic
- Lack of intake ventilation
- Aging roofing materials
- Decking concerns and worn flashing areas
Although the roof itself was not extremely old, years of inadequate airflow had begun to create moisture-related issues that could continue to worsen over time.
Insurance Claim Assistance
After reviewing the roof condition and discussing his insurance coverage, Frank decided to file a homeowner’s insurance claim. While the visible wind damage was limited, the claim was ultimately approved for a full roof replacement.
Because winter weather was approaching, the insurance company recommended waiting until spring for the full installation. In the meantime, RoofAdvisor completed a temporary repair using ice and water shield to help protect the exposed area until replacement work could begin.
Roofing System & Ventilation Upgrades
The new roofing system was designed not only to replace the damaged roof but also to correct the long-term ventilation problems contributing to attic moisture and mold concerns.
The completed roofing system includes:
- GAF Timberline® HDZ™ Lifetime Architectural Shingles
- Synthetic underlayment
- Pro-Start® starter shingles
- Cobra® SnowCountry® Advanced Ridge Vent
- GAF Seal-A-Ridge® ridge and hip shingles
- Ice and water barrier protection
- New drip edge and flashing components
- Replacement plumbing boots
- Updated chimney flashing
Correcting Attic Airflow Problems
A major focus of the project involved improving attic ventilation and reducing trapped moisture buildup.
Ventilation upgrades included:
- Vented drip edge intake ventilation
- Installation of attic baffles
- Closing off outdated gable vents
- Covering unused can vent openings
These improvements help create balanced attic airflow while supporting better long-term roofing performance and moisture control.
Additional Structural Improvements
The project also included:
- Selective OSB roof decking replacement
- Full tear-off and debris removal
- Magnetic nail cleanup around the property
Frank’s new roofing system is backed by:
- GAF System Plus Warranty
- RoofAdvisor 15-Year Workmanship Warranty
After first helping Frank with repairs in 2016, RoofAdvisor was proud to help him transition to a complete long-term roofing solution that provides dependable protection and improved attic performance for years to come.
