Roof Replacement in Brownstown, MI 48183

After first repairing Frank’s Brownstown roof in 2016, RoofAdvisor returned years later to help replace the aging roofing system after wind damage and attic ventilation issues revealed larger long-term concerns. The completed project included GAF Timberline HDZ shingles, ventilation upgrades, decking repairs, and improved moisture protection.

This is a fantastic service. I contacted RoofAdvisors due to needing my roof inspected to complete a refinance. I also had some concerns with the roof and thought it needed to be replaced. RoofAdvisors sent out Chris Erwin who is just a pleasure to work with. Well dressed, well spoken, no hassle and zero pressure. Chris inspected the roof inside and out. He took detailed pictures and created a report on the spot and went over it with me at my kitchen table. He told me I absolutely do not need a new roof and that it had at least 5 years left on it. He went over the concerning area's and we worked out a fantastic price for repair. When it comes time that this roof does need to be replaced I will give RoofAdvisors a call first. I have already sent more business their way after raving about them at work. The cost to have your roof inspected is well worth the peace of mind.

RoofAdvisor responded:

Thank you for your incredibly kind words! It was our pleasure to inspect your roof and to speak with you about the results of our in-depth analysis. We loved being able to deliver the good news that your roof did not need to be replaced.

What to Expect With Roofs Found in Brownstown, MI

Brownstown grew rapidly between the 1950s and 1980s. Another large wave of development followed during the 1990s and early 2000s. Much of the township is made up of ranch homes, split-levels, and traditional suburban neighborhoods built during those years. Newer areas introduced larger colonials, attached garages, and more complex roof systems.

Today, many Brownstown homes are reaching the point where their original roofing systems are wearing out. Across the township, homeowners commonly deal with aging shingles, ventilation issues, flashing failures, storm damage, and recurring leaks resulting from years of weather exposure and patchwork repairs.

Common Home Styles & Roof Types in Brownstown

Many older Brownstown neighborhoods are filled with ranch homes and split-level houses built during the 1950s through 1970s. These homes often have lower-pitch roof systems, longer roof spans, and simpler layouts than newer construction.

Split-level homes are especially common throughout Brownstown. Even though they may look simple from the ground, many have multiple roof sections, valleys, and transitions. Over time, these areas often become leak-prone as flashing and ventilation systems fail.

The western parts of Brownstown tend to have larger lots, more trees, and lower-density neighborhoods. Homes in these areas often experience more debris buildup, moss growth, and slower roof drying after storms due to the tree cover and shaded conditions.

Newer subdivisions built during the 1990s and early 2000s introduced larger colonial homes with steeper roof pitches and more complicated rooflines. Areas like Bridgewater include larger roof systems with more hips, valleys, and garage transitions. These homes usually require more detailed installation and maintenance work.

What We Commonly See on Brownstown Roofs

Roofing problems in Brownstown often depend on the age and style of the home.

On older ranch homes and split-levels, common roofing issues include:

  • Aging shingles
  • Low-slope drainage problems
  • Ice dam damage near the roof edges
  • Exposed nails and worn sealants
  • Poor attic ventilation
  • Pipe boot failures
  • Chimney flashing deterioration
  • Soft roof decking caused by long-term moisture exposure

On split-level homes, we frequently encounter:

  • Valley leaks
  • Roof-to-wall flashing failures
  • Water buildup near the roof transitions
  • Uneven ventilation between roof sections
  • Additions with mismatched roofing systems

On newer colonial homes, the most common concerns tend to involve:

  • Architectural shingles are nearing the end of their lifespan
  • Wind damage along ridges and hips
  • Ventilation imbalances
  • Granule loss from long-term weather exposure
  • Flashing wear around larger roof systems

Attic ventilation issues are also very common throughout Brownstown. Many older homes were built with limited intake ventilation. Over time, this can lead to attic moisture, mold growth, and faster roof aging.

What to Consider With Brownstown Roofing Projects

Brownstown roofing projects often involve balancing older suburban housing stock with newer, larger roof systems built during later development phases.

Compared to some nearby communities, many Brownstown projects involve:

  • Split-level roof complexity
  • Long low-slope roof sections
  • Ventilation upgrades
  • Ice dam prevention improvements
  • Drainage correction work
  • Valley and roof transition repairs
  • Storm damage restoration
  • Larger colonial roof replacements
  • Long-term maintenance planning

Because many Brownstown neighborhoods were built around the same time, many roofs are now reaching the replacement stage. Homeowners are increasingly weighing whether continued repairs still make financial sense or whether full replacement offers better long-term value and protection.
