Ragheb H. helped coordinate this Dearborn, MI roof replacement on behalf of his cousin, who owns the property but lives outside the country. With the owner unable to manage the project locally, Ragheb worked with RoofAdvisor to have the roof inspected, review the replacement options, and coordinate the work.

The completed project included approximately 17 squares of GAF Timberline® HDZ™ architectural shingles along with improved roof ventilation, extensive new flashing, and additional weather protection at vulnerable areas throughout the roofing system.

Roofing System Installed

The new roof features GAF Timberline® HDZ™ Lifetime Architectural Shingles and a complete collection of supporting roofing components.

The project included:

  • GAF Timberline HDZ architectural shingles
  • Synthetic roofing underlayment
  • Pro-Start® starter shingles along the eaves and rakes
  • Ice and water barrier through each valley
  • Six feet of ice and water protection at the eaves
  • Additional leak barrier at sidewalls and roof penetrations
  • Cobra® SnowCountry® Advanced Ridge Vent
  • Seal-A-Ridge® ridge cap shingles
  • New aluminum drip edge along the eaves and rakes
  • Three replacement plumbing boots
  • New wall flashing
  • 63 linear feet of new step flashing
  • Complete chimney flashing replacement

The roof also included approximately four squares of steep roofing between a 10/12 and 12/12 pitch.

Improving Ventilation and Roof Performance

Ventilation was another important part of the replacement.

RoofAdvisor installed 44 linear feet of GAF Cobra SnowCountry ridge vent along with 36 linear feet of vented drip edge. The vented drip edge provides intake ventilation lower on the roof while the ridge vent allows air to exhaust near the peak.

This helps create airflow through the attic to manage excess heat and moisture, supporting both the home and the new roofing system.

Protecting Valleys, Flashing and Roof Penetrations

Some of the most important parts of a roof replacement are the details that are difficult to see once the project is complete.

This Dearborn roof required extensive attention to those areas, including 44 linear feet of valley protection, 63 linear feet of step flashing, new wall flashing, three replacement plumbing boots, and complete replacement of the chimney flashing.

Ice and water barrier was also installed at the eaves, sidewalls, valleys, and roof penetrations to provide additional protection where water intrusion is more likely to occur.

Addressing these details as part of the replacement meant the project went beyond installing new shingles and addressed the roofing system as a whole.

Coordinating a Roof Replacement From Outside the Country

Roofing projects can become more complicated when the property owner isn’t nearby to oversee the work personally.

For this project, Ragheb served as the local point of contact for his cousin. That allowed the property to be inspected and the replacement coordinated locally while the owner remained outside the country.

Having someone available locally to communicate about the property helped keep the project moving while ensuring the home received the roofing work it needed.

Long-Term Protection for the Home

The completed roofing system provides the Dearborn property with new shingles, improved ventilation, updated flashing, and additional weather protection throughout the roof.

The project is backed by the GAF System Plus Warranty with a 50-year upfront 100% coverage period. RoofAdvisor also provided a 15-Year Workmanship Warranty.

For an owner managing a property from outside the country, completing the roof as a comprehensive system provides greater confidence that critical roofing details were addressed along with the visible shingles.
