Joe and Ann’s roofing project in Plymouth, MI began after years of ongoing repairs on their aging 23-year-old roof. Having worked with another roofing contractor for years, Joe initially reached out to RoofAdvisor while waiting for his usual contractor to become available to address several new roofing concerns.

During the inspection, multiple issues were found throughout the property, including:

  • Missing cap shingles along the front hip
  • Numerous patch repairs across the roof
  • Aging materials nearing the end of their lifespan
  • Areas requiring immediate attention

Joe explained that, over the years, repeated repairs had become the default approach, partly due to budgetary concerns and the fact that the home is jointly owned with elderly family members who preferred avoiding major expenses whenever possible.

After reviewing the roof condition together, RoofAdvisor explained that the home had reached the point where a full replacement would provide a more dependable and cost-effective long-term solution than continuing ongoing repairs.

Exploring Repair, Financing & Replacement Options

To help Joe and Ann fully evaluate their options, RoofAdvisor provided:

  • A repair estimate
  • Full roof replacement pricing
  • Additional pricing scenarios for the pole barn
  • Financing discussions and guidance

Over the following days, the project evolved into a complete roofing solution designed to protect the property long-term while accommodating the family’s financial concerns and planning needs.

Full Roofing System Replacement

The completed project included:

  • Full roof replacement on the house
  • Layover roofing system on the front slope of the pole barn
  • EPDM rubber roofing installation on the front porch roof

The new roofing system features:

  • Owens Corning Duration® Lifetime Architectural Shingles
  • SureNail® Technology
  • 130 MPH wind warranty
  • StreakGuard® algae resistance

Additional roofing system upgrades included:

  • Synthetic underlayment
  • Ice and water barrier protection throughout vulnerable areas
  • Owens Corning VentSure® Advanced Ridge Vent
  • ProEdge® ridge and hip shingles
  • New drip edge and flashing
  • Replacement plumbing boots
  • Replacement bath vents
  • Updated chimney flashing

Skylight & Steep Slope Roofing Work

The project also included replacing three Velux skylights featuring:

  • Laminated LowE3 glass
  • Solar shades with remote controls
  • Remote-operated venting functionality

Due to the steep roof design, much of the installation required specialized steep-slope roofing work to safely complete the project while maintaining installation quality.

Long-Term Protection & Peace of Mind

The completed project included:

  • Full tear-off and waste removal
  • Magnetic nail cleanup
  • Owens Corning System Protection Warranty
  • RoofAdvisor 25-Year Workmanship Warranty

By transitioning from repeated repairs to a complete roofing system replacement, Joe and Ann were able to invest in a long-term solution that improves weather protection, reduces future maintenance concerns, and provides dependable performance for years to come.
