What Work Was Done?
Don Y. contacted RoofAdvisor after experiencing a leak in his kitchen ceiling. The existing roof was at least 15 years old, and after evaluating the roofing system, it became clear that a full replacement would provide a more reliable long-term solution than continued repairs.
The project involved a complete tear-off and replacement of the existing roof system using Owens Corning roofing products, along with ventilation upgrades, chimney improvements, and selective decking replacement.
Roof Replacement Completed
The new roofing system included:

- SureNail® Technology enhanced fastening zone
- 130 MPH wind warranty
- Owens Corning ProArmor® synthetic underlayment
- Starter shingles installed along all eaves and rakes
- Ice and water barrier protection at all eaves, valleys, and penetrations
- Owens Corning VentSure® Ridge Vent Pro ventilation system
- New white drip edge
- Three new black plumbing boots
- New aluminum chimney counterflashing recessed into the brick chimney
The existing roof was completely removed before installation to allow for a full inspection of the roof deck and underlying components.
Ventilation Improvements
Part of the project included removing the existing can vents and replacing them with a continuous ridge ventilation system.
Proper attic ventilation helps:
- Reduce attic heat buildup
- Improve moisture control
- Extend shingle lifespan
- Improve overall roof performance
- Reduce the risk of condensation-related issues
Many older Livonia homes still rely on outdated ventilation systems that do not perform as efficiently as modern ridge vent designs.
Chimney & Structural Upgrades
The project also included several improvements designed to strengthen vulnerable roof areas.
These upgrades included:
- New recessed chimney counterflashing
- Building a saddle behind the chimney to improve water drainage
- Up to five sheets of plywood decking replacement as needed
Chimneys are one of the most common leak-prone areas on a roof. Installing new flashing and a properly constructed chimney saddle helps direct water away from the chimney and reduces the likelihood of future moisture intrusion.
