What Work Was Done?
Richard M.’s roofing project in Livonia, MI, began as a budgeting conversation and eventually became a long-term planning project for a homeowner who wanted to make the right investment at the right time.
Having previously worked with RoofAdvisor on a repair project, Richard reached back out to discuss the condition of his roof and explore replacement options. While he initially planned to wait until spring, concerns about future material price increases and the opportunity to take advantage of financing options led to discussions about completing the project sooner.
The final project included a complete roof replacement using a GAF roofing system, along with ventilation upgrades, flashing improvements, and replacement of several aging roof components.
Roof Replacement Completed
The new roofing system included:

- New aluminum drip edge along eaves and rakes
- New bath exhaust vent
- New chimney flashing
- New wall and step flashing
- Three new plumbing boots
The project also included a complete tear-off of the existing roofing system and full site cleanup using a magnetic nail sweep and dumpster service.
Addressing Aging Roof Components
Prior to replacement, one maintenance concern was aging pipe boot flashings on the roof. Pipe boots are among the most common sources of roof leaks as roofing systems age and are often one of the first components to require attention.
The replacement project eliminated those concerns by installing three new plumbing boots while also updating the surrounding roofing materials and weatherproofing components.
Ventilation & Long-Term Performance Improvements
As part of the replacement, several existing can vents were removed, and their openings were properly covered as the roof transitioned to a modern ridge ventilation system.
The ventilation improvements included:
- 61 linear feet of Cobra® SnowCountry® ridge vent
- Replacement of an existing can vent with a properly connected bath exhaust vent
- Improved attic airflow and ventilation balance
Proper attic ventilation helps improve overall roof performance by reducing heat buildup, controlling moisture levels, and extending the lifespan of roofing materials.
